Inc. Company History
Wallace + Perdomo, Inc. was established in 2001 by Mark Wallace and Grace Perdomo as a planning and urban design firm specializing in housing, neighborhood and community design. The company is successor to the original firm of Wallace Perdomo Design, begun in 1992. Combining Ms. Perdomo’s extensive experience in traditional neighborhood design and new urbanism with Mr. Wallace’s comprehensive knowledge in the technical aspects of project development, multi-discipline coordination and oversight, Wallace + Perdomo (W+P) provides a unique blend of creativity and pragmatism necessary to realize and implement today’s complex urban infill and (re) development projects. With over 38 years of combined experience, W+P is uniquely qualified to properly analyze all aspects of a development program, pose creative alternatives, and implement the ultimate urban solution. The firm is located in Coral Gables, Florida.
Urban Design and Planning
W+P provides a full complement of urban and neighborhood design services including downtown redevelopment design, urban planning, housing design, and mixed-use commercial/residential redevelopment. With staff trained in both architecture and urban design, W+P is skilled in translating the principles of new urbanism into pragmatic planning and design solutions for developments in both the public and private sectors. While working for Wallace Roberts & Todd, Ms. Perdomo was directly responsible for the design, application writing, preparation and submission of 5 successful HOPE VI grant applications. This experience has proved invaluable in the ongoing implementation for WRT of recent HOPE VI projects in Atlanta, Birmingham, Chattanooga, Chicago, and Columbus which require delicate negotiation and consensus building between public housing authorities and private development partners. In addition to the development parties, W+P is skilled at conveying new urbanist design principles to local communities and municipal officials through our extensive experience with residents’ meetings and Community Council/Commission Hearing testimony. W+P’s experience includes preparation of design guidelines and standards for urban redevelopment projects, urban revitalization plans, and the preparation of community and neighborhood planning studies. We have designed urban renewal and streetscape enhancement plans for communities in Florida and Georgia, as well as completely new resort towns on the Egyptian coast.
Commercial Design and Site
Planning
In addition to our work in single and multi-family residential design, W+P has significant experience in the planning, site layout, and design of commercial and mixed-used sites. Either directly or through the engagement by regional developers, W+P has provided site planning services for local as well as national retailers. Services include both stand-alone, single user suburban sites, urban infill sites as well as 10-20 acre retail regional shopping center design. Sites have been located in both suburban and urban settings and often involve the inclusion of residential and mixed-use components. In our approach to commercial and retail development, W+P draws on its experience with local communities and planning and zoning departments to win the support of our projects from all the interested and affected parties through sensitive site design and architecture. We rarely present projects to the Council or Commission without full support of the neighborhood and the District Commissioner. W+P’s experience in commercial site planning includes ongoing projects in Florida, Georgia, New York state and New Jersey.
Project Management and Coordination
Predevelopment Services
As a complement to our design and planning services, W+P provides comprehensive Predevelopment services as an alternative or supplement to our clients in-house real estate efforts. These services are offered either in conjunction with an ongoing design project, or as an independent endeavor. In addition to our staff, we have assembled a team of independent professionals (i.e., attorneys, engineers, architects, land planners, environmental engineers, traffic consultants and permit expediters) to assist in the predevelopment process. W+P can assume responsibility for total Project Management of the planned development, or we can perform specific tasks as required by the proposed scope of the project.
We have accumulated a great deal of expertise in the full scope of project management and development from the initial Site Selection process through Contract Negotiation and Closing. We have over 22 years combined experience resolving the ordinary and the extraordinary problems and issues that arise during the development process. W+P has provided assistance to our clients in all areas of project development including land use change, rezoning, preservation of vested rights, concurrency, utilities coordination, traffic and DOT issues, environmental analysis, title and survey review, building permitting, review of legal documents (cross-access and use agreements, easement and operating agreements, property restrictions - CCR’s), and coordination with all governmental agencies.
In addition to the aforementioned local and national retailers, W+P has provided predevelopment services for developers such as ARC Properties, The Brandon Company, The Muskat Group, The Sheron Group, Southeast Centers, Universal Realty & Development, and Wind & Rain.
W+P has the expertise to provide a total package approach to urban (re)development and design - from project design, to predevelopment and construction oversight, to project completion. W+P’s specialized skills allow us to deliver unique projects within project schedules, with minimal unforeseen obstacles to the final implementation.
